NICE Developers a certified, circular timber construction concept based on a flexible open construction system of columns, beams, and floors. This new standard ensures Paris Proof residential buildings. The concept enables industrial, low-nitrogen construction and combines timber construction with affordable housing, nature-inclusive design, and shared facilities.
The NICE Concept five product groups: densification, rooftop extensions, floating homes, Eco Villages, and high-rise buildings up to approximately 140 meters. By conducting a quick scan at an early stage, the development potential can be assessed efficiently and quickly. With these products, we create Paris Proof areas and buildings: biobased, circular, inclusive, and with ecological impact.
#1 High-rise Construction
High-rise construction addresses the demand for urban housing with smart, space-saving designs. The entirely biobased construction, from the ground floor to the elevator core, is free of concrete and minimizes CO2emissions. This sustainable solution builds upon existing urban infrastructure and combines efficiency with high-quality living for a growing urban population and a livable city.
#2 Densification
Densification based on circular construction principles redefines inner-city building. With light timber constructions, more volume is returned after demolition, where existing foundations are reused and available materials are harvested and repurposed as dry ballast for CLT floors. The result is a circular construction method that adds more housing, reduces CO2 emissions and saves construction costs.
#3 Vertical Extension
Vertical extension offers an innovative way to upgrade existing real estate. With light timber constructions, additional residential floors are added to the existing building, potentially combined with the transformation or renovation of the underlying structure for optimal repurposing. This sustainable concept combines efficient space utilization with minimal environmental impact, while significantly improving the lifespan and value of existing buildings.
#4 Eco-village
Eco Village offers an innovative approach to area development, strengthening existing ecological structures and cultural values. This sustainable residential district is entirely designed to be Paris Proof, featuring climate-adaptive, nature-inclusive public spaces and circular, biobased construction principles. Light foundations preserve soil structure, materials are sourced locally, and the mixed program provides a diverse, future-proof living environment.
#5 Floating Homes
Floating homes combine sustainability and living quality as an alternative to building on solid ground. These prefabricated homes, constructed from biobased materials and developed in collaboration with Bikbouw, are self-sufficient, featuring wastewater treatment, biomass heating, and solar panels. Floating homes enable us to create flexible and future-proof housing solutions for urban densification within existing cityscapes. This represents an innovative response to climate-adaptive construction, addressing rising water levels and evolving environmental conditions.
