NICE Developers offers a certified, circular wood building concept based on a flexible open building system of columns, beams and floors. This new standard provides Paris Proof residential buildings. The concept enables industrial, low-nitrogen construction and combines wood construction with affordable housing, nature-inclusive design and shared facilities.
The NICE Concept includes five product groups: densification, upscaling, floating housing, Eco Village and high-rise buildings up to approximately 140 meters. By performing a quick scan at an early stage, the development potential can be assessed efficiently and quickly. With these products we realize Paris Proof areas and buildings: bio-based, circular, inclusive and with ecological impact.
#1 High-rise
High-rise buildings answer the demand for urban housing with smart, space-saving designs. The fully biobased construction, from the first floor to the elevator core, is concrete-free and minimizes CO2-emissions. This sustainable solution builds on existing urban infrastructure and combines efficiency with high-quality housing for a growing urban population and livable city.
#2 Compacting
Compacting based on circular building principles redefines inner-city construction. Light wood structures reduce more volume after demolition, reusing existing foundations and harvesting and reusing existing materials as dry ballast for CLT floors. The result is a circular construction method that adds more housing, reduces CO2 emissions and save construction costs.
#3 Topping
Optoppen offers an innovative way to upgrade existing real estate. Light wood structures are used to add additional residential floors on top of the existing building, possibly in combination with the transformation or renovation of the underlying building for optimal repurposing. This sustainable concept combines efficient use of space with minimal environmental impact, while significantly improving the longevity and value of existing buildings.
#4 Eco-village
Eco Village offers an innovative approach to area development, strengthening existing ecological structures and cultural values. This sustainable residential neighborhood is fully Paris Proof designed with climate-adaptive, nature-inclusive public spaces and circular, biobased building principles. Light foundations preserve soil structure, materials are sourced locally, and the mixed-use program provides a diverse, future-proof living environment.
#5 Floating living
Floating housing combines sustainability and housing quality as an alternative to building on solid ground. These prefab homes made of biobased materials, developed together with Bikbouw, are self-sufficient with wastewater treatment, biomass heat and solar panels. With floating housing, we create flexible and future-proof housing solutions to densify in the existing city. It is an innovative answer to climate-adaptive building by responding to rising water levels and changing environmental conditions.
