SAWA Sales Launch

November 10, 2021

The sale of the 39 owner-occupied homes in the SAWA residential project has commenced. This marks a milestone in the realization of Rotterdam's first 50-meter-high wooden residential building. Preparatory work will begin early next year.

SAWA is located in the Lloydkwartier district of Rotterdam. The residential project comprises 39 owner-occupied homes, 50 mid-rental apartments, and 20 private sector rental homes. In addition to residences, the building will accommodate various amenities. For instance, the ground floor will feature space for a community facility, hospitality establishments, and parking facilities with provisions for electric (shared) cars and bicycles.

Diverse Housing Types and Generous Outdoor Spaces

The owner-occupied homes in SAWA can be categorized into various types: deck homes, balcony homes, terrace homes, and penthouses. Surfaces range between 51 and 165 square meters. Both the columns, beams, and ceiling are made of wood. What these homes have in common is the warm ambiance they exude through the use of wood. All homes feature large outdoor spaces with carefully curated planting and expansive views over the water, the Lloydkwartier, or the city of Rotterdam.

Interested parties can now register for an owner-occupied home via the SAWA website. Registration closes on Wednesday, November 24, 2021.

Healthiest Building in the Netherlands

Future residents of SAWA will soon live in Rotterdam's first wooden residential building, over 50 meters high, and its healthiest. Building with wood is better for the environment and creates a pleasant living atmosphere. The communal deck serves as SAWA's green heart, featuring vegetable garden beds and sparrow towers. It is a place for outdoor play, reading a book among herb plants, and for spontaneous neighborly drinks in the evening sun.

Wood and Space for Biodiversity

SAWA represents a revolutionary development in many respects. For instance, the main load-bearing structure largely consists of CLT (cross-laminated timber), and concrete is avoided in the floors. SAWA is characterized by its generous green terraces. A team of biologists and ecologists developed a green plan for SAWA, featuring a variety of plants to stimulate urban biodiversity. SAWA features green and flowering vegetation throughout the year. Fauna is also abundant in SAWA. The nesting boxes in the facades and on the deck provide excellent habitats for birds, butterflies, and bees.
