Driven by an urgent call to contribute to the housing challenge and to a better climate, NICE Developers is proud to launch its new campaign and, at the same time, a different approach. How can things be improved? The answer is NICE! With the introduction of the NICE Concept , the team NICE Concept on something they see too little of in their sector: taking responsibility for a better future through innovation in construction.
Behind NICE Developers development architect Robert Winkel and developer Mark Compeer. Driven by their ambition to radically change the world of construction and development, they refuse to be held back by the status quo. This is also reflected in the powerful campaign image: a wooden hand with a raised middle finger, symbolizing the lack of innovation and the continued use of traditional concrete—with its high CO₂ emissions.2 as a result. By constructing with timber and other bio-based materials, CO2 sequestered rather than emitted. With a resolute, yet open wooden hand, NICE aims to galvanize the construction sector, emphasizing the availability of superior alternatives. Improvement is not just possible, it's imperative!
The answer to the questions from governments, housing corporations, and investors committed to building a better future
With the support of progressive investor and developer Focus on Impact, NICE Developers independently NICE Developers to change and has developed the NICE Concept. Its goal: CO2-emissions, contributing to greater biodiversity, creating accessible housing for all income groups, and combating loneliness. These are all social issues that are relevant now and will continue to be so in the future. The NICE Concept therefore a response to the pressing question faced by governments, corporations, and property owners: how can we add (affordable) housing and contribute to a better climate?
Five essential features of the NICE Concept:
- Climate-friendly
Thanks to timber construction and the use of bio-based and recycled materials, NICE Buildings have NICE Buildings lower carbon footprint and store CO2 instead of emitting them. In this way, NICE Buildings make NICE Buildings positive contribution to the climate.
- Socially Inclusive
NICE fosters a socially inclusive society by integrating diverse income groups within a housing portfolio that combines affordable units in the social and mid-rental sectors with market-rate residences. Beyond housing provision, significant emphasis is placed on communal amenities designed to facilitate interactions among residents and the surrounding community, thereby cultivating a shared sense of responsibility and mitigating social isolation.
- Promoting Biodiversity
By developing green buildings, we contribute to improving biodiversity. By integrating a rich variety and the right selection of plants and nesting boxes into the building, NICE Buildings provide NICE Buildings safe haven and food for insects and birds.
- Future-Proof and Circular
The NICE Concept based on the principle of 'open construction': a flexible system of columns and beams, creating maximum freedom of layout and allowing the buildings to be adapted in the future. In addition, the concept is circular: the buildings can be dismantled, allowing the materials to be reused in the long term.
- Feasible and Expedited
Building with wood offers opportunities for fundamental change in the development and construction chain, enabling the NICE Concept to be NICE Concept and more competitive than traditional (concrete) construction. This effectiveness is supported by four key aspects:
– acquired knowledge and experience and a proven timber construction concept;
– chain integration between architect, developer, builder, and timber supplier for
efficiency and cost savings;
– focus on social added value rather than profit maximization;
– careful integration and active involvement of the neighborhood, making NICE Buildings valuable and sustainable asset to the community.
With the project SAWA – which NICE is developing in collaboration with ERA Contour and is currently under construction in Rotterdam – demonstrates that superior construction for both people and the climate is indeed achievable. This groundbreaking tall timber residential building sequesters CO2 is circular, contributes to biodiversity, and consists of nearly half mid-rental homes.
In addition to SAWA, NICE is currently working on more projects across the country. For instance, in Eindhoven, NICE is developing a timber construction project as part of the Sectie C area development; in Rotterdam, NICE is conducting a feasibility study for a prominent city location on behalf of a property owner; and in various locations, NICE is collaborating with different housing corporations on timber construction projects, thereby sustainably and responsibly adding affordable housing to the existing stock.
